General Policies
Pacific Terrace Condominium Homeowners Association operates under the laws of the State of Oregon. In addition, the Declaration of Unit Ownership, By-Laws of the Association and actions by the Board determine basic policies.
The following is a summary of the rules and regulations set out by the governing documents, and the policies and procedures.
Animals: Condominium owners and renters are to clean up after their pets when outside. Animals are not allowed in the common grassy area.
Assessments: Monthly dues are set each year to cover operating expenses and reserves.
Condominium Alterations: All alterations or modifications to the outside of a unit must be approved by the Board. Please follow the guidelines set up under Architectural Review, which can be found on the website. In addition, the City of Gearhart and/or Clatsop County may require a building permit for some projects.

Emergencies: The City of Gearhart has a plan to provide guidance in case of a disaster. Owners, guests and renters are encouraged to familiarize themselves with the plan.
Insurance: The condominium association carries insurance for earthquake, flood (tsunami), and property (wind, fire, etc.). Our insurance company is Fireman’s Fund. The agency is Elliott, Powell, Baden & Baker and our agent is Wolter Van Doorninck 503-445-8402 – wvandoorninck@epbb.com. The best contact person is Kathy Cerkoney her number is 503-445-8424 – kcerkoney@epbb.com. Each individual owner’s responsibility is from the sheet rock inward. Please contact your own insurance company to make sure you have adequate coverage.
Landscaping: The Homeowners Association has full responsibility for landscaping and for all plantings. Individual homeowners may not add plantings or alter them in the common areas without specific approval from the Board.
Parking: Please be considerate of all owners since parking is somewhat limited.
Pool: Children under 14 must be supervised by adults. For pool hours please check with the Gearhart by the Sea Office 503-738-8331.
Recreational Vehicles: No boats longer than 25 feet or higher than 7 feet, motor homes, campers, trailers or fifth wheels may be parked on any portion of the Condominium grounds.
Rentals: Homeowners may rent their own units, use a Property Management Company or contact Gearhart by the Sea and enter their rental program 503-738-8331. Please refer to the Amended and Restated Bylaws of Pacific Terrace Homeowners Association Sections 7.4 and 7.5 for a full explanation of all conditions.
Security: 24 Hour Security is provided by Gearhart by the Sea. If there is a problem please contact the front desk 503-738-8331 if no one answers call 503-440-2256. Owners are asked to leave one key with the office for use only in emergency.
Trash: Garbage service is provided by Gearhart by the Sea. Cans are scheduled for pick up on Friday and Monday mornings. Please have trash in sealed plastic bags. You can request a additional pickup by calling the front desk at 503-738-8331.
